Getting your Real Estate License in Vancouver, BC

Are you considering becoming a Realtor? Do you want to know how to get your Real Estate license in Vancouver? If so this blog will show you how.

The real estate profession is like any other business. Most businesses fail within the first year. Aprox 90% of all Realtors drop out of the industry in the first 2 years. There are two main reasons this happems.

1. The lack of prior sales training. real estate school does not teach you sales skills. Pretty ironic when it’s the exact skill needed to thrive and survive. Given the high fees they collect from licensing, insurance and continued professional education… their motives might not be inline with thier purpose.

However, with the correct training from the start, newly licensed agents can get a huge advantage and literally earn more money in their first year than their doctor or lawyer does.

2. The lack of understanding that this is not a 9-5 job where you get paid every two weeks. In my 15 years of the business, the shortest time I received a paycheck was 5 days and the longest time was 365 days. It could take on average 90 before you get a paycheck. This means that you could miss monthly payments on your house, car, cell phone and any other obligations you have if you’re depending soley on your real estate business.

However, with the right training you’ll have at least one paycheck every month. The average commission in Vancouver is aprox $12,000.00 

First you have to take the course Real Estate Trading Services Licensing Course through UBC Sauder. This is an online course and the only way to get licensed in BC.

  • The Licensing course takes anywhere from 4 months to a year max depending on how much effort you put in. During my class, a lady finished this course in 3 weeks. Any longer than a year and you have to do it again.
  • Tuition for first time applicants is $2,000.00
  • You must complete all 20 assignments which consist of 20 questions per section of the study material. You must get 13/20 on each assignment which is multiple choice.
  • After completing all the assignments you must pass the licensing exam. This is written at UBC and consists of 100 multiple choice questions. You need atleast 65% to pass.
  • You then must complete the hands on practical course within one year of passing your exam. This course costs $875.00 and is divided into 4 parts detailed below.

• Modual One: 

In this two-week online component, learners acquire the knowledge needed to apply and practice the requirements of agency, disclosure and drafting enforceable contracts. This component builds on the concepts introduced in the Licensing Course and provides learners with opportunities to assess and build on their competencies through the use of activities, quizzes, discussion forums and Gateway Assessments.  This component is asynchronous and is facilitated by two experienced instructors.

• Modual Two:  

This component of the course is facilitated over two days and is classroom based. Through the use of immersive role-play, learners practice and apply the knowledge acquired in component one. Videos, case studies and industry standard forms are resources used to enhance the learner’s overall knowledge of the core concepts of agency, disclosure and contracts. Learners should come prepared to actively participate in this engaging two-day intensive component. This component is offered over two days and is facilitated by two experienced instructors in the classroom.

Post-Licensing Requirements

• Modual Three: 

This component consists of the completion of six practical field assignments over 4.5 months. Each assignment has clearly stated learning outcomes, instructions for completion, supporting resources and reflection questions. Learners must have received their temporary licence, as they are required to participate in activities requiring a real estate trading services licence in order to complete this component. This component is conducted in a brokerage setting and is supported by online resources. There is no instructor presence in this component of the course as learners are completing the assignments while working in a brokerage and under the supervision of their managing broker.

• Modual Four: 

This final component of the course provides learners with a 

•final in-class day to review agency, disclosure and contracts. Learners will also address future professional development to strengthen their skills. This final one-day classroom-based component is facilitated by an experienced instructor.

Once you have completed this final practical course you are good to go. Now you must interview some brokerages that you want to work for. Although they are your employer, you’re basically interviewing them, as most brokerages will hire you just so they can collect your monthly office fees. And yes to be licensed you must work under a brokerage such as (Sutton, RE/MAX, MacDonald Realty, etc). All in all you’re looking at about 1-1.5 years worth of course work and exams to get your Vancouver real estate license.

Even after all this, there is a 90% chance you will quit the business within two years. Not to mention, a tarnished credit rating. But with the right training you’ll go on and see what a wonderful business real estate sales can be.

7 efficient Tips when Downsizing

7 efficient tips to downsize when moving to a smaller home
Your parents are downsizing and moving to a senior’s living home or a small condo?

You know they can’t take it all, but many people underestimate how much stuff they have as they trying to figure out, how to downsize to the rightsize.

Here are 7 important tips to get the best result from your downsizing process.

  1. Determine the storage space in the new layout . Take pictures of all storage spaces in the new house: kitchen cupboards are the most important as they will always be different. take a picture of the closets, pantry, den, living room.
  2. How many walls will you have?

. New buildings especially in Vancouver and North Vancouver built with many large windows to let more sun light in and natural view. In the old houses there are many walls to hang up picture frames and place a bookcases against them. Count and take pictures of walls in the new place. That will help you not just downsize – but rightsize.

  1. Mark with a tape. Back to the old house. Look at your kitchen, and look at the picture you took at the new place . Count how many cupboard you have in the new place. (Assuming 8 doors and 4 drawers ) . now, mark with a green painter’s tape 8 doors and 4 drawers in your old kitchen. Start fill up only the marked shelves and drawers with things you like and want to take with you to the new home. switch and play around with dishes and items. It helps visualizing how much space there is in the new kitchen.

Repeat this process with every storage space you have in the house: closets, pantry, den. If you don’t have a linen closet in the new layout you can’t take them all. Think about the right spot for the linens ( a shelf in the bedroom’s closet for example) and place them there.

  1. Art and picture frames. Do the same with the picture frames and art, only in this case, you may be able to store few picture frames in the new house and have the option of alternating the art on the walls from time to time.
  2. Furniture. Look at the furniture and ask yourself: where is this going to live in the new home? If you are taking a china cabinet with you- everything that fit inside can go as well. Fill this cabinet or dresser with the items you plan to store in it at the new house.
  3. Chunk tasks. The best way to deal with the over whelming downsizing and moving process is to assign specific people to specific tasks. Many of our senior’s client have a son, daughter or a daughter in law who carry this project on their shoulders. The best way to get other people to come and help is not by asking them to come and help, but by giving them specific task you know they would be able to get it done.

Examples :

a. Ask the most computer savvy grandkid to scan the family pictures and upload to a digital picture frame? (It will save space and grandma can enjoy these photos ).

b. Who in the family can get in touch with donation’s organizations and schedule them to come and pick up unwanted items?

c. Any accountant in the family that can sort files and papers ?

  1. The giveaway party: Finally, when everything is sorted, schedule a giveaway VIP party: Invite the family members and friends to a small party. They will pick up items designated to them. Choose the day and the time, make it an official specific event. Stick a note to every item with a name of the friend or family member. That will be a great opportunity to say goodbye to the old place as well.

1. Before you start packing: The biggest mistake people do when their house is sold and they
have a closing day, is to buy boxes and start packing. Yes, packing takes a lot of time but, long time before you start boxing your belonging, your best step is to de clutter and get rid of items you don’t need.

2. “I don’t have a lot of stuff”. It’s very common to underestimate how much stuff we have. When everything we have is inside cupboards and drawers its hard to imagine how many boxes, we need in order to
move our belongings. Most people will look around and think, have a lot of stuff ". Small kitchen in 1-2-bedroom apartment has about 10-15 boxes. An Ikea book case with 5 shelves needs to be cleared into 8-10 boxes.
Try to walk inside your house like a stranger
and write down room by room how many boxes you think you have. Always add 15% extra.

3. Free boxes: As much as you like reuse and recycle, before picking up free used boxes from friends or a back alley of a store, make sure you know where these boxes were used before. Insects like bedbugs and
silverfish live inside cardboard boxes. If your friend has a cat and you are allergic to cats, your packing task will turn to a nightmare. Few companies in metro Vancouver will rent out plastic boxes that will always arrive clean
to your home and will be picked up after you done unpacking.

4. Where to start packing: Start with seasonal items and things you don’t use frequently. A day before the move: pack important documents, passports and MSP cards with toiletries and clothes you will need for
the next 2 days in a suite case and place in your car before movers arrive.

5. Finally, leave all the keys to your old house (storage, garage, shed…) and all appliances manuals in one spot for the new owner.

Will Home Prices Begin to Tumble?

Since 2001 Vancouver Real Estate Prices have been on an upward trend. All one had to do was buy in January and sell in December to make a respectable profit.

When I got licensed in 2008. I was told by a veteran agent that the real estate market is a 25 cycle market. In other words, if prices went up for 15 years, they would go down for the next 10 years. Here we are in 2022 (some 21 years into the current cycle) leaving 4 years to complete.

Now if you’re buying an investment property you should plan to hold on for the next 4 years. If you bought recently in hopes to sell within a year… well, you may have a surprise.

At the time of this writing, Canada just announced that they will be bringing in more immigration than had previously accounted for. Many of these new immigrants will have deep pockets and this could affect the home prices in a positive direction.

2 new changes to the Tenancy Act!

Tenancy Update

It is expected the Government will be lifting some restrictions on Tenant Evictions for reasons OTHER than non-payment of rent in the near future. From the Government’s update:

“Landlords will be able to serve new notices for reasons including landlord/purchaser use, such as where a new owner has purchased a property and intends to move in, and for cause (e.g., where a tenant is putting the landlord or other tenants at risk, or has sublet the apartment without permission). Depending on the type, these will require a notice period of between one and four months.”

It is also expected to put in place a framework that will require Tenants and Landlords work together to develop a plan to repay the rent owed from missed payments over a reasonable amount of time. Tenants will still be responsible to pay outstanding rent when the ban on evictions for non-payment is lifted.

Is it a good idea to buy a home during Covid-19?

Here are 8 good reasons for buying a home today:

1. You need a tax break. The mortgage interest deduction can make home ownership very appealing.

2. You are not counting on price appreciation in the short term. You plan on owning it for at least a few years. Home values in Vancouver have remained stable and could jump out of reach once this situation with Covid-19 ends.

3. You can afford the monthly payments. If you can afford to rent.. you can afford to own. Sure, the 1st monthly payment is all interest… but the middle payment is half in your pocket.

4. You plan to stay in the house long enough for the appreciation to cover your transaction costs. The costs of buying a home include, lender fees, property transfer tax, mortgage insurance and if buying new construction… GST.

5. You prefer to be an owner rather than a renter. An owner never has to worry if the landlord decides to sell and you have to move to a different neighbourhood, or worse.. a different school for your children.

6. You can handle the maintenance expenses and headaches.

7. You are not greatly concerned by dips in home values.

8. You want pride of ownership. As a homeowner, you have the freedom of choice.
